Acquisition of individual core assets in the prime markets of the Western United States. Urban Realty was retained by a private client to acquire institutional quality commercial properties, so as to satisfy an IRC 1031 exchange requirement. These were negotiated in six individual transactions with different sellers, to create an exceptional portfolio.

Relationships

Due to its network of relationships with brokers and principals, Urban Realty screened over 1,000 submittals, offered on 14 properties and closed on 6.

Due Diligence

Urban Realty was able to complete institutional level due diligence and thoroughly vet each transaction, typically in a 2-3 week period.

Tactics

With cap rate compression throughout all markets and an extremely "seller-friendly" environment at that time, Urban Realty determined that the best strategy was to buy in the absolutely best submarkets, since the premium was actually less when measured by historic standards. To successfully complete each purchase required imagination, creativity, and high credibility with the sellers and their agents.
